Fascia

The fascia is a long thin board that caps the end of rafters outside a building, which can be used to hold the rain guttering. Underneath it is the Soffit also known as 'eaves'. The fascia is typically a border for a low-slope roof system.

Soffit

The soffit is a material forming a ceiling from the top of an exterior house wall to the outer edge of the roof. The soffit closes the gap between the wall and the fascia to create a ceiling.

Weather hits the soffit worse than any other part of the house. Water can get to the soffit due to either:

  • Damaged flashing and rusty cast iron flashing
  • Ice dams
  • Poorly funtioning guttering
  • Broken tiles

A loft can become unventilated and therefore become overheated. If soffit vents and ridge vents are installed the hot air can be exhausted out of the loft through the ridge vents while cool air enters the loft through the soffit vents. Also the loft will be kept drier by improving the ventilation with soffit vents as condensation will not form inside the roof.

Keeping the loft cool will save you money as it reduces the need for air conditioning in the rest of the house.
